I’ve delayed writing this as I wanted to see what the scoop really was on the market to give you all an update.
I know you aren’t all in Cherokee County, but you’re probably close by if you are reading this, and I’m happy to search your area by request.
Today I searched all of the County, all of the MLS systems, and found what I think is some interesting information. There are currently 1,220 detached homes on the market for sale.
When I add in the attached properties (Townhome/Condo), there are another 186 homes, with 55 over $500K and the rest under.
In all of Cherokee, the Census reported in 2025 says the county has 114,000 households.
This means that roughly 1.23% of all homes are listed for sale.
Attached Homes have 66 properties under contract now, and 142 closed in the last 90 days, or about 47 a month. Most homes are under contract for about 6-8 weeks before closing. With 186 for sale, we have about a 4-month supply of townhomes, meaning if no one listed another one and the sales pace stayed the same, it would take 4 months for us to sell out of those kinds of homes.
Detached Homes have 493 under contract and 1197 closed in the last 90 days, or about 399 a month. That means we have about a 3-month supply of homes on the market.
All looks Ok there, right?
Well, there is more to the story… read on.
Of both types of homes (attached and detached), 676 homes went off market as expired or withdrawn listings in the last 90 days, or about 225 a month, which is roughly 18% of all inventory. So yes, 82% of homes sold in that 3-4-month average time on market, but 18% didn’t sell at all.
And nearly 70% of homes $650- 850K on the market for sale have reduced their initial list price.
And… 440 of the sales in the last 90 days (X%) were newer homes. About 1/3.
This is a new part of the story we need to pay attention to.
New homes account for 22% of the total homes in the County, but 33% of all homes sold in the last 90 days were built after 2024. This tells us that 1/3 of Buyers are looking for new homes, so if your home is not new, it could take longer to sell. In addition, to sell your home today, we need to look at what the new homes are offering as incentives. Many are paying closing costs and/or buying down the buyer’s interest rate.
