Is Real Estate a Safe Bet?

I’ve been in the business long enough and worked long enough in 3 states to have seen the market go up, come down, sit flat, and repeat those cycles several times.

What I know for sure is that what is happening now is weird.

The stock market has had some wild swings over the last few months, and as of today, it’s back up after one of the biggest falls in the last 5 years.

Fortunately, real estate swings take longer, allowing people to make better decisions without turning on a dime.

In Georgia, the real estate market was flat in 2025, and it’s a mixed bag in 2026 so far.
More homes are on the market and are taking longer to sell, with more required price reductions to get the job done. Below is a chart for Cherokee County. Bartow, Cobb, and other surrounding counties are similar. Basically Flat for 3 years now.

So, is the market “safe”

If you plan to stay in your home or own your rental home for more than 7 years, then I’d say yes… It’s safe.

If your retirement or home plans are dependent on the equity in your home and/or rentals, then it may be time to look at cashing out while we remain at peak price levels.

In addition, if those properties will need upgrades and repairs in the next 7 years (if they are 7 years or older), there is a strategy that could save you a lot of money by shifting to newer properties now.
