| Our advice to any anxious seller right now — and you may be an anxious seller if your property isn’t getting offers — is this: trust the system… if the systems are good.

I was just talking with a frustrated seller about their property that hadn’t sold and was listed with another agent. When I looked it up, it wasn’t even listed on the dominant Multiple Listing Service; it was on a service that isn’t active in his county!
That’s not a good system. You can’t trust something that’s not even on the open market.
But if the system and process is proven— your home is in solid condition, it’s marketed well, shown well, priced in line with the market — then patience may be the key.
I experienced this myself recently with two investment properties. One sold the first weekend, which was great. The other took longer.
But as we looked at it, we realized: “It’s in a different county. We’re doing the right things. This is a good property. It just may take some time.” And it did eventually sell.
Homes are taking on average over 4 months to sell and close (including time for inspections, loan approval, etc.)
That means some will sell quickly, while others might take 6, 7, or 8 months to reach that average of 4. As the year goes on, we have to watch that average. It could improve, or it could get tougher.
So here’s the bottom line: if the system is good, trust it.
If it’s not, make the changes you need to — and give it the time it may need. |
